We’re currently in a seller’s market as of May 5th, 2021. Property value is going through the roof and there are houses flying off the shelves. You’re going to get a lot more bang for your buck right now if you’re thinking of selling. The market is ripe, there’s very little inventory, prices are through the roof, and everybody is putting in multiple offers on homes. I’ve even heard all the way up to 26 offers on one property.
However, I have people ask all the time, when is the best time to buy real estate? And the answer is: it depends. Currently, while we are in a seller’s market, we are buying properties right now. Now, why is that? There are motivated sellers out there who have properties that won’t qualify for conventional financing. Talk with the owners and see what requests you can fulfill, then you got yourself a deal. Go find a buyer that is willing to come up with those terms and accept those terms.
Know that you’re going to pay a premium for it now if you want to buy a property. Is that bad? Well, not necessarily. If you’re looking for a house for your family and you want to settle down because you’ve got kids, then pull the trigger. Your family is more important, and you’re bringing stability to your family. This is the time to buy. Why wait? So you’re gonna pay your premium, so what? Go out and make more money. Despite being in a seller’s market, I think that still good deals can be found.
